2. Check on Real Estate(Property) Registration Information Service (登記情報提供サービス)
The Real Estate(Property) Registration Information Service is an online service that allows users to access registration information held by Legal Affairs Bureau (法務局) through the internet.
This service is particularly useful for obtaining real estate registration information without the need to visit a registration office in person or bother procedures.
Important Note: Using the Real Estate Registration Information Service, you can view registration information on your computer via the internet. However, unlike the other methods mentioned earlier, this service only allows you to view the registration information; it does not provide an official copy of the registry. While you can print out the information you view on your computer, it will not have the Legal Affairs Bureau’s seal and therefore holds no legal certification. The service is sufficient for personal research and checking property rights, but if you are involved in an actual real estate transaction, it is advisable to obtain an official copy of the registry from the Legal Affairs Bureau through their office, online, or by mail.
How to Check
Prepare Your Computer: Ensure you have a computer with internet access.
Access the Service: Visit the Real Estate(Property) Registration Information Service website.
Login: Use your temporary or registered user ID to log in.
Request Information: Specify the property by its location, lot number, or property number.
Payment: Complete the payment process as required.
View/Download Information: The requested information can be viewed on-screen or downloaded as a PDF file.
Fees and Service Hours
Service Fees: The cost for accessing registration information online is generally lower than obtaining a physical certificate from a Legal Affairs Bureau. For example, an online request costs around 331 yen, compared to 600 yen for a physical certificate
